Night club boss could rent out his venues

A NIGHTCLUB boss fears he may have to rent out all his premises because it is becoming too much of a struggle to keep them going.

Richard Shea, 44, owns five venues across Southend, and is still running three of them, but says it is becoming increasingly difficult to make a profit in the nightclub industry with increased competition and the tough economic climate.

The businessman, from Long Meadows, Brentwood, owns the freehold of Dick de Vigne’s club in Warrior Square, and Churchills, in Tylers Avenue, Southend, but both have been rented out to other operators.

He still owns and runs Mayhem, in Warrior Square, and Legends, formally Mansion, in Elmer Approach, both in Southend, as well as Tiger Lilly bar in Leigh Road, Leigh.

He said: “It is a very hard business.

It is so hard to get a successful club going nowadays– really, really hard.

“I have just rented out Churchills. We were running it, but could not make it work. Now someone else has come in to see if they can make it work better.

“Bars all over England have been closing during the recession, so we are doing better than that and are still working at it with the clubs and making them work. But there are a lot in the town.

“If someone came forward and wanted to take on the other clubs, I would consider it.”

Mr Shea’s main company is Shea Properties, which once had a portfolio worth £25million, but went into receivership in November 2010.

He also liquidated four limited companies in the same year, which were previously involved in running clubs Mayhem, Storm (now Mansion), Churchills and the now closed Escape in Colchester.

Despite his financial position, clubbers in south Essex will soon be able to get back to Element nightclub, in Alexandra Street, Southend.

Bosses at the venue have announced they want to hold a “massive re-launch party” in the near future, after it closed unexpectedly soon after the new year started.

The club is owned by Robin Levy, 69, from Southminster, who is also redeveloping the Bell Hotel site in Leigh.

A spokesman for the club said: “It is an excellent refurbishment and we are having new sound, lighting and dance podiums.

“The new VIP area upstairs is sponsored by Moet champagne and Belvedere Vodka.

“We will have a new management in place.

“It is very exciting.”

Am surprised the amount they charge 4 drinks if they actually opened other nights and done something instead of just opening 3 nights a week might b better. And also rent them out 4 functions may be another idea I know you have to pay insurances etc but think in Southend they get so use to people always going there. But the people get bored with same old thing so go else wear! Think of some things 2 improve your business may help

When I was younger (a few years ago), these so called nightclubs were called discos - a place were records(!) were played at loud volumes and a few people danced.
In other times and places, nightclubs usually had other entertainment - a troupe of dancers, a comedian, a hypnotist, a magician and so on.
Maybe it's time for someone to wind the clock back a little?

Why not lower the drink prices and turn one of them into an alternative club playing music that's not the same as all the other plays. How about an indie scene where you can have Mod/Ska nights, Punk nights, Goth/Industrial nights. I think something along these lines may do well. You not seen the gourdy posters put up around the place.? now some feature 'celebs'...like some towie super stars....or a DJ i have never heard of that played a few toons in Ibiza once, all there is now are wannabes on something giving it large.

I recall the Crocs(real crocs too) and the Zero haydays(they always had guest appearances..big names too)...now they where good and always banged out, then came Rain's which again was always busy even midweek, and not forgetting Tots, they all had the erection sections too....happy days, and don't recall trouble after kicking out time, a walk up the high street for a kebab and cab home....anyone fancy an opps up side your head moment..?

These places are all the same like everyone is saying - why do you think a place like the Pink Toothbrush has lasted well over 20 years? It's because it offers something different.

I worked there for several years and loved it, the customers were great - they were all there to have a good time and dance to their favourite tracks. (Saturday customers were mainly there to drink i think) But regardless, you can go in there, dress how you want to dress - none of these 'no trainers allowed' rules. OK prices went up slightly (as with everything) but they now have drink offers etc. and people are in there every weekend and they have a lot of loyal customes of various age ranges.

Places like Mayhem target one age bracket and play the same music, have the same set up and same prices as everywhere else in southend.

Want your business to be a success... take note of everyones comments and be different.

Its not to say that this would not work now, but I guess that would be a concern!!!.

I agree with most comments on here and in particular, Southend is screaming out for a venue which caters for the 28-40 ish market. Where in Southend is there for that group of people ???

Southend also needs a venue which is a one stop shop. Somewhere informal which sells decent food , but doubles up into a good bar/club. Places like Marco's in Rayeleigh have made a success of this business model, plus various venues in Leigh are thriving from the same approach. Come on Southend............

Why not reimburse train fares? Perhaps allow people to buy tickets from your website, and give them free entry?

But i still wouldn't want to go into Southend at certain times at night anymore, the other day a Cabbie was beaten black and blue over an £11 fare,,,even a Homeless lowlife joined in according to reports.

Of course it needed highlighting its a big part of the story,just like the Echo highlighted it in the other story whats wrong with you. sure you have read through it......there are genuinely 400 gypsies that need to hold a knees up somewhere as the pub they where going to use has been closed down and don't look like its opening back up anytime soon, and this club owner is looking at maybe renting out his places...if they got together a problem would be solved.

I actually qualify on both counts and have been to DDV's twice. On this basis I think you may have a point.

A very good suggestion, DMIL. I'd take it a stage further and suggest that one of the wealthy gypsies (plenty of those about as TY or LL, as you prefer, will know) or a consortium purchase the freehold of one of the failing clubs and turn it over to a private club for Gypsies and travellers. I wonder why this has not been done already? ;-D

Yes he does own the Old ABC building in Alexandra Street. It was on lease to the Empire Theatre company. If he were not so bloody minded and greedy he would probably still be getting a rent of £128,000 a year on it. Now it is falling apart, damp and empty. Serves him right.
