Hush-hush decision to sell shops and hall

A COUNCIL-OWNED parade of shops and a community hall is set to be sold off and the site redeveloped,the Echo can reveal.

Earlier this week, we published details of 270 sites on a list of possible development sites being considered by Basildon Council.

Some 58 of the sites were suggested by the council itself – including the five shops and community hall at Park Lodge shopping parade, in Nevendon Road, Wickford.

All the sites are supposed to be examined over the next 18 months to see if they are suitable for inclusion in the document, which will guide development in the district up to 2015.

The council has been stressing firm decisions have yet to be made about sites.

But the Echo has learned the council has already agreed to sell the Park Lodge site to a developer.

At a behind-closed-doors cabinet meeting, councillors voted to sell the site for regeneration.

Tory council leader Malcolm Buckley confirmed the decision, describing the site as an ideal regeneration opportunity – even though it lies outside the area covered by the Wickford Masterplan.

He said: “We have agreed the principle of developing the land, including the reprovision of the shops in a mixed-use development.

“No developer has agreed, but there is interest and the potential for the area to be improved.”

He admitted it was unlikely the community hall would be replaced.

Alan Ball, chairman of Wickford Action Group, which has been fighting to limit the number of flats being built, is angry at the lack of consultation.

He said: “No wonder this was vote was taken in private and not published in advance.

“I think it might have met with some resistance.

“There has been no consultation and this raises questions. We want to know, if the shops will be the same size and how many flats will be built.”

Why is it always considered a bad thing if old tatty buildings are replaced by shiny new buildings? And whoever these Action group people are why do they think there would be resistance? I think people are fed up with flat roof boxes and deserve something a bit more upmarket. Don't knock down character properties but if you get the chance to replace these ugly boxes do it!

What I think is a 'bad thing' about this is a council which makes important decisions like this after asking the press and members of the public to leave the meeting. And if the Echo article is correct, they have already agreed to sell to a developer.
Is this legal? It certainly isn't my idea of democracy in action, but is typical of the present council - to make decisions which affect the area that people live in but without even telling them, let alone actually consulting.
The community hall, which is one of five up for development in the district under these new proposals, will apparantly not be replaced. But the councillors will benefit from all the extra council tax generated by the new developments - that's their driving force without a doubt.

The real Issue here is why make a decision behind closed doors? Perhaps because the council Knew there would be resistance perhaps not, but we will now see as it is out in the public domain, as it should be.

Ian Davidson there will be no shops for probably 18 months and there are a lot of older people who rely on these, including three sheltered accommodation schemes nearby, a meeting Hall that the council has continually refused to maintain , and I thought local Councillors were supposed to help local people, their constituents!

These Shops are likely to be moved nearer the road so there will be less parking for shoppers and more land behind for Houses/Flats surely Wickford needs some infrastructure for the residents before even more Houses/Flats.

Lets have some consultation on this and NOT behind closed doors meetings in Basildon Centre.
