Masterplan stalls over new homes row

PLANS to radically transform Canvey have stalled because opposition councillors felt they included too many homes.

Members of Castle Point Council’s special policy development group were asked to recommend the £100million masterplan be formally adopted by the cabinet as the planning strategy for Canvey town centre.

However, opposition councillors voted to postpone the decision as they felt their views were being ignored.

They requested a limit of 250 extra homes to be included in the regeneration plan for the town centre, whereas it still suggests up to 400, which they fear would lead to too much congestion.

The plan does not include plans to permanently pedestrianise the town centre.

Residents who took part in the consultation process supported the idea for a section of Furtherwick Road, between Waarden Road and Lionel Road, to be completely closed to traffic.

Peter May, from the Canvey Independent Party, said: “At the end of the day this is a once in a life time opportunity and we want to make sure we get it right.

“We have argued all along that 400 homes are too many, but the council officers are not listening.”

Councillors expressed frustration they have not had face-to-face consultation meetings with local traders and residents as happened in Hadleigh.

John Anderson, also from the Canvey Independent Party, said: “We all want this regeneration to happen and it has been kicked about for so long, but we need to speak to traders and residents directly to find out what they really want.”

Steve Rogers, head of regeneration at Castle Point Council, said: “The masterplan is essentially a vision.

“We are inviting the adoption of the masterplan as supplementary planning guidance, either as it is, or with certain caveats or conditions, or not at all.”

The plan includes proposals to revive run-down shops, create tree-line public pathways, better links between the town centre and Canvey Lake, and introduce two-way traffic and on-street parking in the town.

CIIP You are in opposition that's why you are not listened to, how will the changes be paid for if not by the developers selling homes?
More moaning and whining from the party that does nothing it's self but plant trees in the wrong place that then die, in power of local parish council and nothing worth while to show for it, accept the Arm forces day organised by Bob Spink, where is he?

it would help if councils built affordable rented accomadation,
vunerable people get ripped off by private landlords, who charge what they want

I can not see the rush to set the final regeneration plans as there is not the Money to start not alone complete it.


Things like this need to be done right and right first time, I think the Canvey plan being infront of Hadleigh has benefited the Hadleigh consultation process.

No one can dispute both Town Centres are in need of Regeneration but open consultation is the key, but as I said whats the rush to get a plan in place. It maybe a visionary plan and all things are up for adjustment at different stages but get the vision as close as possible to what the residents want and save time and money.

Dont make it complicated make it work.

Yes, and some of the tenants even pass the rent that they receive from the council on to the landlord.

I am getting really worried this is the second time a week that I have commented adversely about the CIIP and not had the usual barrage of blind support on this website.
At first I thought you have seen the error of your ways, then again no, do you now agree with me and are to embarrassed to say so.

is this ever going to happen, the town has more empty shops then ever before, jwellers in the centre now gone, peacocks almost has no stock left in it as they are on the way to closing, even the charity shops are closing up, this regeneration has been going on for to long, the regenertion shop in knightwick is a waste of space now, people are paid to man that and i never see anyone in there now days, we need action taken not all this moaning and saying they are going to do things and nothing happens.

Spot on streetboy75 especially about the regeneration shop and regeneration is going to be on every next Neighbourhood Meeting as well.
We have had a this policy that policy I have lost count of the number.
There is one thing the CIIP Party are correct on. The original plan is for just too many FLATS. I really wonder just what is the point of consultation do the planners really listen to the residents?
There is a really big test coming Canvey Supply at The Point had over 400 individal objections to the proposed development. Not that most didn't want development just houses not flats and a reasonable number like Silver Point a similar sized site.
Now the residents will see if their objections are really taken into account by Castle Point Council wont we!!
