AN OFFICE block could be transformed into 49 new flats in Wickford – with fresh plans submitted to Basildon Council.

Developers have lodged a bid to develop Riverside House office block, on Lower Southend Road, Wickford from 21 offices to 49 flats.

It has been claimed the building is perfect for redevelopment, as it was only developed in 1988.

Ward councillor for the area Peter Holliman, stated the bottom floor of the building stood vacant for roughly five years when plans were outlined for a restaurant, adding this could be a win-win situation as it is a brownfield site – rather than a greenfield site being developed.

He said: “Its a tough one, as all developments are. I would assume that anybody in the area who does not need a home, will be against it, but anyone looking to buy a property or rent will be interested – it is always the case.

“What I would say on Riverside Place, is that originally it was set to be a restaurant on the bottom floor, but it never worked out, and it was in the wrong place really.

“There is no use having a restaurant at the end of a dead-end road.”

The application would see 49 one bedroom flats created, with 49 parking spaces at the rear of the property.

And Mr Holliman claimed it could be a “win-win” situation, as it provides much needed homes on brownfield, rather than greenfield, site.

He said: “We are always talking about developments in the green belt, and the loss of greenery.

“This is an opportunity to create a host of new homes, on a site that already has been developed,. That has to be seen as a positive.

“It is a win win in many ways, we are creating much needed new homes, as well as keeping hold of our precious open space.”

The applicant, by London and County Investments, points out the site is within walking distance of Wickford railway station and the town centre.

The application will now be considered by planning officers, who will make their recommendations to the council’s planning committee, which will either approve or reject the plans.
